Access to many lenders, not one.
As a broker we shop your file across wholesale lenders and bring you what fits — not whatever one bank happens to sell. These are the loan types we place most often. Eligibility and terms are set by the lender and depend on your file.
Conventional
The standard purchase or refinance loan for buyers with established credit and income. Fixed and adjustable terms, primary homes, second homes and investment property.
FHA
Government-insured financing built for first-time buyers and anyone whose credit or savings picture doesn't fit a conventional box. Purchase and refinance.
VA
For eligible service members, veterans and surviving spouses. Purchase, rate-and-term and cash-out refinance under the VA guaranty.
USDA
Government-guaranteed financing for eligible homes in rural and many suburban areas around Texas cities. Income and location limits apply.
Jumbo
Loan amounts above the conforming limit, for higher-priced homes that agency programs won't cover.
Refinance
Rate-and-term or cash-out on any of the programs above, reviewed against what you're already paying before you commit to anything.
Home equity loan
A fixed-rate second mortgage that leaves your first mortgage alone — for improvements, consolidating debt or education. Also available alongside a purchase loan. Texas home equity rules are explained up front.
Home equity line of credit
A revolving line secured by your home that you draw on as you need it, rather than a lump sum. Written as a Texas 50(a)(6) loan.
Bank statement
For self-employed borrowers, business owners and 1099 earners: income documented from bank deposits instead of tax returns.
Investor (DSCR)
Rental property financing qualified on the property's rental income rather than your personal income. For portfolio and first-time investors alike.
Physician & professional
For doctors, dentists and other licensed professionals early in their careers, when student debt and a short income history would otherwise get in the way.
Manufactured housing
Financing for manufactured homes titled as real property on eligible land, through conventional and government programs.

A collective, not a call center.
Capital Collective Mortgage is an independent mortgage brokerage based in San Antonio and licensed to serve borrowers across Texas. We don't lend our own money. We take your file to a bench of wholesale lenders, compare what each one will do with it, and bring you the one that fits. Independence is the whole point: the loan we recommend is the one that works for you, not the one we were told to sell.
The company was founded by Michael Godinez, a licensed Texas loan originator and real estate agent with more than a decade helping San Antonio families buy and sell homes. That background shapes how we work. We've sat on the agent's side of a closing that almost didn't happen because the lender went quiet, and we built this company so that doesn't happen to you.
We're virtual-first. There's no branch to drive to, and there's no reason for one — you meet with us by phone or video, sign electronically, and track your file from wherever you are. What you get instead of a lobby is a loan officer who answers, a processor who knows your file by name, and updates before you have to ask for them.
The name is literal. Your loan officer, your processor and your real estate agent work one file together, and the borrowers who come back to us — and send their families — are the reason it's called a collective. Built together.
